Spanning over 375,000 sq. ft across Levels 1-7 of 2 Broadgate, this landmark CAT B fit-out transformed the building into a flexible, modern workplace designed to support collaboration, wellbeing and operational resilience.
The project incorporated highly cellularised office environments alongside a wide range of occupier amenities, including three new staircases, two commercial catering kitchens, extensive end-of-trip facilities, a dedicated gym and wellness space, and a newly refurbished reception area.
To create a comfortable and energy-efficient environment throughout, the project incorporated a comprehensive Variable Air Volume (VAV) solution with
integrated CO₂ and lighting controls. More than 1,000 VAV terminals, associated electric heater batteries, and 1,000 four-pipe fan coil units were installed and commissioned, working in conjunction with over 5km of linear slot diffuser to provide flexible climate control across the floorplates.
Business-critical areas were supported by the installation of two resilient critical cooling systems serving MER, SER and UPS rooms throughout the building. Purpose-built 10-tonne packaged plantrooms were manufactured off-site, lifted into position, and commissioned following rigorous heat-load and resilience testing to demonstrate uninterrupted operation under simulated failure scenarios.
Specialist ventilation solutions were also delivered to support the catering, gym and wellness facilities. These included specialist air handling units with DX heating and cooling, together with 25 MVHR units providing fresh air and heat recovery.
The development was further enhanced with a new nine-zone smoke extract system serving the basement areas, seamlessly integrated into the building’s life safety strategy and basebuild cause-and-effect systems to provide a robust and fully coordinated fire safety solution.
The result is a best-in-class workplace environment that combines exceptional occupant experience with resilient building infrastructure, supporting the evolving needs of a modern workforce.
